CHAPTER 1.0

Acceptance of Terms

Section 1.1Binding Agreement

These Terms of Service constitute a legally binding agreement made between you, whether personally or on behalf of an entity, and MyLandlordServices.com, concerning your access to and use of our platform, site, and tools. By using our platform, you accept these terms in full.

Section 1.2Eligibility Requirements

You must be at least 18 years of age to register for an account or use our platform. By registering, you warrant and represent that you have the legal capacity to enter into a binding contract and meet all eligibility requirements.

Section 1.3Modification of Terms

We reserve the right, at our sole discretion, to modify or replace these terms at any time. We will notify you of material changes via email or dashboard notifications before they become effective. Continued use of the platform constitutes acceptance of revised terms.

CHAPTER 2.0

Description of Services

Section 2.1AI Assistant Operations & Sophia Limits

Our platform provides automated assistant functions, named Sophia, to assist landlords in triaging tenant queries and managing maintenance notifications. Sophia is an AI helper tool; she does not provide legal, engineering, or structural advice, and landlords remain fully responsible for verifying any suggestions or tasks initiated by the AI.

Section 2.2Subscription Tiers & Custom Integration Options

We offer three primary service tiers: Free, Premium, and Custom. Each tier provides varying access parameters, API connections, database storage size limits, and support levels. Integration capabilities with external services are determined by your active subscription plan.

Section 2.3Credits Allotment & Expiration Rules

Certain automated tasks, payments, and AI processes consume platform credits. Premium accounts receive 3,000 credits per month. Unused credits do not roll over to succeeding billing cycles and expire at the end of each monthly period unless otherwise specified in writing.

CHAPTER 3.0

Account Registration & Management

Section 3.1Account Creation & Integrity

Users must provide accurate, complete, and up-to-date registration details. You agree to update this information immediately upon any change. Creating accounts using automated bots or fraudulent identities is strictly prohibited.

Section 3.2Verification & Identity Safeguards

We reserve the right to verify user identities, property ownership records, and business registration documents. Failure to provide adequate documentation to verify your profile may result in immediate suspension or termination of access.

Section 3.3Security & Password Protection

You are responsible for maintaining the confidentiality of your account password and login credentials. You agree to notify us immediately of any unauthorized access, breach of security, or suspicious activity on your account.

CHAPTER 4.0

User Conduct & Acceptable Use

Section 4.1General Code of Conduct

Users agree to interact with tenants, contractors, and our support team in a professional, legal, and respectful manner. You must not use the platform to harass, abuse, or defame any individual or entity.

Section 4.2Prohibited Platform Uses

Prohibited activities include sending spam, attempting to reverse-engineer our code, uploading malicious payloads or viruses, bypass system restrictions, or using Sophia to generate fraudulent notices or illegal leases.

Section 4.3Violations & Investigation Disclosures

We reserve the right to monitor platform usage, audit compliance logs, and investigate any reported violations of this Policy. We may cooperate with law enforcement or take legal actions in response to systemic abuse.

CHAPTER 5.0

Payment Terms & Subscriptions

Section 5.1Fees, Billing Cycles & Credit Purchases

Subscription fees are billed in advance on a recurring monthly or annual cycle. Additional credit packages may be purchased separately. All payments are securely processed through third-party transaction gateways.

Section 5.2Automatic Renewal & Direct Debits

Unless canceled before the end of the current billing cycle, your subscription will automatically renew and you authorize us to collect the applicable fees using the registered payment method.

Section 5.3Refund Policy & Disputes

All subscription and credit purchases are final and non-refundable, except as required by law. Billing disputes must be submitted to our support team within 30 days of the transaction date to be eligible for review.

CHAPTER 6.0

Intellectual Property Rights

Section 6.1Platform Ownership & Patent Claims

All source code, platform databases, interface designs, logos, software logic, and proprietary AI workflows are the exclusive intellectual property of MyLandlordServices.com and are protected by copyright and patent laws.

Section 6.2Content Licenses & User Submissions

Users retain ownership of their uploaded files, leases, messages, and photos. By submitting content to the platform, you grant us a worldwide, non-exclusive, royalty-free license to store, process, and transmit this data to deliver the services.

Section 6.3Feedback Disclosures

Any feedback, suggestions, or feature requests submitted by users may be implemented by us without any obligation of compensation, royalty, or credit to the submitting party.

CHAPTER 7.0

Disclaimers & Limitation of Liability

Section 7.1'As-Is' & Warranty Disclaimers

Our services are provided on an 'as-is' and 'as-available' basis without warranties of any kind, whether express or implied. We do not warrant that platform operations will be uninterrupted, error-free, or secure.

Section 7.2Liability Cap & Exclusions

To the maximum extent permitted by law, MyLandlordServices.com shall not be liable for any indirect, incidental, special, or consequential damages, or loss of profits. Our total liability for any claim shall not exceed the amount paid by you in the 12 months preceding the event.

Section 7.3AI Decision Limitations (Sophia Triage)

You acknowledge that Sophia utilizes artificial intelligence. We are not liable for errors, misinterpretations, incorrect contractor dispatches, or communication faults caused by automated AI decisions. All actions must be supervised by a human manager.

CHAPTER 8.0

Indemnification

Section 8.1Indemnity Obligations

You agree to defend, indemnify, and hold harmless MyLandlordServices.com and its employees from any claims, damages, losses, liabilities, and expenses arising from your misuse of the platform, violation of these terms, or breach of tenant lease agreements.

CHAPTER 9.0

Suspension & Termination

Section 9.1Account Suspension Grounds

We reserve the right to suspend or terminate your account immediately, without notice or liability, for breach of these terms, failure to pay subscription fees, fraudulent activity, or requests by law enforcement.

Section 9.2Termination Outcomes & Surviving Clauses

Upon termination, your right to access the platform ceases immediately. Clauses regarding intellectual property, disclaimers, indemnity, and limitations of liability shall survive termination.

CHAPTER 10.0

Dispute Resolution & Governing Law

Section 10.1Choice of Forum & Arbitration

Any dispute arising under these terms shall be resolved through binding arbitration on an individual basis. You waive your right to participate in class-action lawsuits or jury trials.

Section 10.2Governing Jurisdiction

These terms and any disputes shall be governed by and construed in accordance with the laws of the jurisdiction where our company is incorporated, without regard to conflict of law principles.

CHAPTER 11.0

Miscellaneous Provisions

Section 11.1Severability & Waiver

If any provision of these terms is found to be unenforceable or invalid, that provision will be limited or eliminated to the minimum extent necessary, and the remaining terms will remain in full force.

Section 11.2Entire Agreement

These Terms of Service and our Privacy Policy constitute the entire agreement between you and MyLandlordServices.com regarding platform use, superseding any prior written or oral agreements.
